Any problems relating to the tenancy or property will be dealt with by us in the method stipulated by the landlord. If maintenance is required, we will, if requested, inform the landlord and any instructions will be carried out. Should we not be able to contact the Landlord we will get minor repairs completed whilst any larger works will need the authority from the Landlord. In the event of an emergency, repairs may be required to be acted on immediately.
Before the Tenancy commences we ensure that the Tenant completes a standing order mandate for future monthly payments. All rents will be collected, by us, in accordance with the tenancy agreement. The payment of net rent to the landlord will be usually made fourteen days after the rent becomes due. Rents will be accompanied by a full invoice stating all services rendered.
An emergency management helpline is provided to tenants for reporting all property problems.
Property maintenance and repair work is limited to our in house staff, and a trusted panel of fully vetted and insured contractors, so you can be sure that if something has gone wrong, repairs will be completed swiftly and at the most cost effective rates.
We conduct regular visits to your property to keep an eye on its condition – it’s a major asset, after all. We also provide update reports, giving you peace of mind that your property is in safe hands.
New and End of Tenancy
Meter readings are taken and Gas, Electric and Water suppliers are notified of the new occupants along with the Council Tax department. During the void period we make regular visits to the property. to ensure it is in ongoing good condition and checking on any works being carried out.
A professional Inventory company is highly recommended as an impartial inventory is crucial should a dispute arise. The company will return at the end of the tenancy to check that nothing is missing or damaged. We can recommend an independent inventory service if required.
Post tenancy we will ‘check out’ the tenant to cross reference inventories and will advise and negotiate any end of tenancy deductions.

We always provide accompanied viewings – plus after hours appointments too, 6 days a week. The more applicants we assist to see your property, the quicker we find your perfect tenant.

Drawing-up & completing tenancy agreements
This legally binding contract between a landlord and tenant sets out both the legal and contractual responsibilities and obligations of the two parties. There are different tenancy agreements, the most common being the assured shorthold tenancy (ast) – however subject to your circumstances you may need to use a contractual non housing act tenancy or even a assured tenancy. We will discuss in detail your requirements and assess the most appropriate contract for your situation.
During the tenancy we collect rent on a monthly basis on your behalf and forward on to you less management fees to your nominated bank account. We also include a full monthly statement of account – so everything is accounted for.
